You will also find a bit of information as to how the leasing program works. VACATION TIME 5 YEAR LEASE OPTION
If you are unsure of purchasing a deeded timeshare but would like to have the benefits for a period of time, this option may be for you. The details to leasing a week interval are listed below. Please keep in mind that this option is only available for ASSOCIATION OWNED weeks.
LEASE TERM: This is a 5 year lease
LEASE PAYMENTS: Due upon execution the Lease is a $100 non-refundable Lease Origination Fee and one year maintenance fee of $585 (one bedroom unit), $745.00 (two bedroom unit) . Lease payments for each subsequent year will be due on the first day of the year (January 1) until the lease term ends. Any payment received after January 31 will be subject to late fees and finance charges listed in the delinquency policy.
SECURITY DEPOSIT: Due upon execution of a lease is a $500 Security Deposit to be held by The Pointe Resort & Club Homeowners Association. Provided the Lessee is not in default, Security Deposit will be returned within 21 day after the termination of the lease.
PURCHASE OPTION: At any time during the lease or at the end of the lease term, if the Lessee elects to purchase a timeshare, the $500 can be applied towards the purchase price of the week/unit being purchased. The Lessee will be responsible for the closing and recording fees. The week/unit price will be based on the current list of units for sale.
OCCUPANCY: Lessee will have full use of the premises beginning after 3:00pm on the first day of the leased Week for a period of seven days (except week #41 - 6 days), vacating no later than 10:00am on the last day of the leased week. During the term of this lease, subject to any additional limitations set forth in this Lease Agreement, the Lessee shall have all the rights, privileges and obligations of an owner, as provided in the Pointe Resort and Club Bylaws, Policies, Rules and Regulations. At the end of the 7th day of each leased week, the Lessee will remove all personal belongings.
